1. HOW was the Island property used before ?

2. Property elevation ?
Elevation is about 6 m above high tide level. Almost all area is flat and ideal for building.
3. Caretakers - people living on the property
No people live in the property except for the 1 caretaker that is employee and has no squatter rights. He cleans the area, cut the grass, gets fruits, fixes all normal electricity and water supply needs etc. Is paid $130 per month. Future owner can decide to keep him, let thim go, or change them with new one.
4. LEGAL
This property is located in Camamu Bay, about 14º S and is fully documented.

As discussed above, the area in not subject to any kind of special zoning restriction. Property can be used as private residence, resort of any kind, business, or farm. The local government is supportive of any kind of residential or commercial development. The surrounding area as well as all the Camamu Bay are government-protected sanctuary.

8. So.. Can I construct ?
Several investors from US, UK, France, Germany and Italy that have bought some properties in the area and have already constructed houses, hotels, resorts etc.

10. FAUNA - Wild life - SURROUNDING AREAS
The Island and its surrounding area is a low populated area best suited for ecotourism trips. The area is full of lush vegetation, with a wide variety of birds such as parrots and animals such as monkeys. There are no poisonous snakes. Fish are aboundant. This is a very interesting area still waiting to be fully explored.
10A. Fishing is permitted ?
Yes, one fishes at will. Does not need a fishing permit if as a sporting activity. And there is no lack of fish at all.
11. CLIMATE
The rain season is from April/May to August/September. During the rest of the year there are showers followed by sunshine within the same day. Average temperature is about 78 deg F (25 deg C) all year round.
12. RELIGION
In the region the official church is the Roman Catholic. Protestant sects are also widespread all over. African voodoo rituals are also available. Religious tolerance is the general rule.
13. PEOPLE and POLITICAL CLIMATE
People are very friendly and easy to talk to. The area is very safe due to its low population and absence of guns. This Independent region has its own government and is a distance away from the politics of the Capital. Here Portuguese is the language and some speak english. The pace of life is slow and relaxing. An interesting mosaic of people, descendants of the Portuguese colonizers, the local indians and the negroes from Africa, peacefully coexists here.
14. HOSPITALITY - CULTURE
In the northeastern coast of Brazil, visitors and investors receive "preferential treatment" by the local people. This happens because local people, not only welcome foreign investment but they are also very hospitable. This is a very open-minded society, culturally diverse that welcomes visitors and potential investors.
15. What about HURRICANES ?
Unlike areas like South Florida and Bahamas, hurricanes in the coast of Brazil are absent. Occasional storms and very rare lightning strike the area. No hearthquakes nor tidal waves were ever reported.
16. Natural Ports
Naturally calm waters surround the island which is located at the mouth of a river which feeds the waters with rich nutrients responsible for the lush underwater fauna. Tide variation go as high as 2,60 m (about 8,5 feet).
That island has a stony pier and this is how we usually access the property. Landing could be made directly on the beach and there is an attractive terrace suitable for fishing and sightseeing. All boats leaving or entering the small city port mandatorily pass in front of the island.
17. MEDICAL TREATMENT
In case of emergencies there is a hospital just few minutes away from the property by boat. Several doctors and drugstores are also available in town.
18. TELECOMMUNICATIONS
There are land phones and mobile phones. Almost all boats to communicate use VHF radios. TV is available by cable, satellite and antenna.
18A. INTERNET
Internet is also available in the area, both by cable and dialing systems.
19. WATER
Island and the rest of the neighboring towns all sell purified bottled water. Two fresh water wells already exist in the property. That water is purified and treated and used for drinking purposes, shower etc. - There´s an underground water storage tank of about 35.000 litres of capacity which collects rainfall water and is used for watering plants and gardening.
20. ELECTRICITY
Electricity is normally available in the island through a private net connected to the public one by aerial cables. In the island all wiring are underground laid. Of course electricity can also be generated through gas or diesel generators if need arises.
20A. Solar - Wind Energy
Solar or wind generators can be installed, if wanted, after the plenty sunshine and regular winds coming from the ocean.
21. COST OF LIVING
Cost of living in Brazil is quite inexpensive. Salaries are also very low.
An average daily salary is about 10 Reais which is about US$3,30 per day. Food (for example beef, fish, fruits and vegetables) and local material for construction, furniture etc, cost less in the area due to inexpensive labor.
22. To IMPORT or NOT ?
For electrical and electronic equipment it is better to buy in the larger cities all within a radius of about 100 miles. Imported goods and appliances are available but brazilian industry furnishes all kind of them.
There are truck cargo companies that ship directly from all over the country.
22A. Fresh Fruit / Vegetable, FOOD deliveries
We have several boats that travels between the property and the town of Camamu in about 5 minutes. One can arrange any kind of daily deliveries of fruits, vegetables or other items with the boats drivers or any other way. Lobster, shrimp and seafood is abundant, fresh and inexpensive in both Camamu and the surrounding areas. Garbage is disposed through the town collecting system.
23. FLORA - What TREES can GROW there ?
Any tropical fruit or vegetable like coconut, papaya, mango, avocado, cocoa, bananas etc.grow in this property.
Currently the property has several hundreds of palms that produce palm oil nuts as well as coconuts, mango trees, avocado, cocoa, papaya, bananas, etc.
24. Is it SAFE to TRAVEL & LIVE in Brazil ?
No civil wars, violent revolutions are reported in Brazil. Violent political unrest doesn´t exist.
The area of Camamu city (where the properties is) is located in the state of Bahia which covers part of the northeastern side of the country and has a population of only 20,000 (Country population is 188,000,000). This area (mostly jungle) due to its low strategic importance, low population and far distance from the borders, has an historical record of absence of political violence.
25. TAX INCENTIVES
The Brazilian Government is very supportive of any tourist activity in the area and gives credit support through the Banco do Nordeste as very low interest rates

Accordingly, we predict that the appreciation over the next 5 years will be enormous due to the recent development progress in Brazil, also due to the relatively recent improvement in the economical stability. Island is a former small farm that has a ring of thick mangrove surrounding it for about 4/5 of its circumference. Lush cultivated and native forest is full of wildlife and birds. 27. ACCESSIBILITY
You first fly to Salvador, Brazil or get a connecting 45 min. flight from there to Ilhéus. Then you can come by ground by renting a car or regular bus lines. From Salvador (the capital city of the State of Bahia) you can take the ferry to Bom Despacho, island of Itaparica. Then you go south to Nazaré, Valença and then Camamu. All paved road and passing through picturesque villages of friendly people. The ferry will take some 45 min. to make the way across the Todos os Santos Bay, the largest of Brazil. You will have some 180 Km (110 miles) to Camamu.
From Ilhéus you go to the small town of Uruçuca and then to the junction to federal interstate road 101 heading north, and leave the 101 at the height of the small town of Travessão. You then catch the litoraneal road BA 001 wich brings you directly to Camamu in a bucolic view of tropical forests, small villages and farms. The route totals about 120 Km. of paved road (75 Miles).
The Island property can be easily reached from the city of Camamu with a boat within few minutes. Parking is free and easily available in the town. No cars in the island.
